**TL;DR:**

- Private home prices rose 1.4% in Q3 2026, led by landed homes (+2.9%) and suburban condos (+2.3%).
- New-home sales dropped about 45% and vacancy rose to 7.2%, so a higher index does not mean a hotter market.
- HDB resale prices, per media reports, slipped about 0.1%.

Singapore private home prices rose 1.4% in the third quarter of 2026, according to URA's final figures released on 23 October, up from 0.5% in Q2. Landed homes rose 2.9% and suburban condos 2.3%. Developer sales, however, fell by roughly 45%, so the price gain came with fewer transactions.

## How much did Singapore private home prices rise in Q3 2026?

URA's release gives the following quarter-on-quarter changes:

- **All private homes:** +1.4% (Q2: +0.5%)
- **Landed:** +2.9% (Q2: +2.5%)
- **Non-landed (condos):** +1.0% (Q2: -0.1%)
- **Outside Central Region (OCR):** +2.3% (Q2: -0.1%)
- **Core Central Region (CCR):** +0.3% (Q2: +1.8%)
- **Rest of Central Region (RCR):** unchanged (Q2: -1.2%)

In plain terms, the strength was in landed homes and the suburbs. Prime districts cooled. URA also reported that average price growth was 0.9% per quarter across the first three quarters of 2026.

## Did the flash estimate turn out right?

Largely, yes. The 1 October flash estimate had the overall index at +1.4%, landed at +2.8% and non-landed at +0.9%. The final numbers moved by about 0.1 percentage point in each case. The one notable change was the CCR, which flipped from a 0.1% fall in the flash estimate to a 0.3% gain.

## Why are prices rising while sales are falling?

URA does not explain the causes, so treat the following as interpretation. Developers sold 1,183 private homes (excluding ECs) in Q3, against 2,141 in Q2. Launches fell from 1,783 to 1,140 units. Resale transactions were steady at 3,801, compared with 3,813 in Q2.

A rising index on thinner volume can reflect which homes happened to change hands, not a broad surge in demand. One quarter is not a trend.

## Is there more supply coming?

Yes, and it is worth weighing against the price headline:

- Private completions reached 3,559 units, the highest quarterly figure since Q3 2024.
- Vacancy rose to 7.2% from 6.4%.
- The Government's Confirmed List for the second half of 2026 is about 4,745 units. The full-year list is 9,320 units, which URA says is more than 50% above the 10-year annual average.
- Private rents rose 1.3%, with OCR rents up 3.1%.

## What about HDB resale prices?

Media reports of HDB's quarterly data point to a Resale Price Index dip of about 0.1% in Q3, with resale transactions up roughly 19.5% from Q2 to about 7,645. These figures come from news coverage and we could not confirm them against HDB's own release at the time of writing, so check HDB before relying on them. The pattern still fits what TFC has covered on [the removal of the 15-month wait-out period](https://www.thefinancialcoconut.com/blog/hdb-15-month-wait-out-period-removed-2026) and [the HDB income ceiling change](https://www.thefinancialcoconut.com/blog/hdb-income-ceiling-resale-price-timing-2026).

## What should homeowners and buyers take from this?

This is education, not personal advice. A few sensible habits:

1. **Look at your own project.** A 1.4% island-wide index rise says little about your unit. Check recent transactions nearby.
2. **Read the region, not just the headline.** OCR, RCR and CCR moved in different directions.
3. **Stress-test your loan.** URA's own advice is that households should "exercise prudence when purchasing property and taking out mortgage loans".
4. **Watch supply and vacancy,** which can influence both prices and rents.

## FAQ

1. **Did Singapore private home prices go up in Q3 2026?**
Yes. URA's final data shows the private residential price index rose 1.4% in Q3 2026, compared with 0.5% in Q2.
2. **Which private homes rose the most in Q3 2026?**
Landed homes rose 2.9%, and non-landed homes in the Outside Central Region rose 2.3%. The Rest of Central Region was unchanged.
3. **Why did new private home sales fall in Q3 2026?**
URA reports that developers sold 1,183 units against 2,141 in Q2, alongside fewer launches (1,140 against 1,783). URA does not give a reason, so any explanation is interpretation.
4. **Does a rising price index mean it is a good time to buy?**
Not necessarily. The index is an island-wide average, and your decision depends on your finances, loan eligibility and time horizon. Consider speaking to a licensed adviser.

Private prices rose 1.4%, but sales fell, vacancy climbed and supply is building. For the framework behind reading property cycles, listen to the Chills with TFC episode [Are Property Prices Up Only?](https://podcasts.apple.com/us/podcast/are-property-prices-up-only-chills-with-tfc-70-with/id1487004505?i=1000610624176) with Douglas Chow, recorded in December 2021 when the TDSR was 60% (it is now 55%), so use it for ideas, not current rules.
